Is it really that bad???

In response to a negative Real Estate article I wrote this response to a friend and thought I would share it here as well..

No, I actually see the market nearing bottom and personally I wouldn't wait to buy if I was in the market. Homes at the lower end are being snapped up quite quickly. There are plenty of cash buyers out there to snap up the good values. There can be a fight between the first time buyers and cash investors and cash is king. Several banks, HUD, and Freddie Mac are allowing owner occupants first dibs on homes, sometimes up to 30 days. Besides, the low interest rates are the real kicker today. A 1% increase in interest is the equivalent of a 10% increase in sales price. That can make a huge difference in what you can afford to buy.

Homes Listed in Winter Sell Best!

 

Recently we decided to dig into the reports and marketing data to see if it supported our feeling that winter is the best time to buy, and the worst time to sell. However, when we got the results we discovered that our assumptions were dead wrong.

As we roll through the holidays and into winter, many would-be sellers will be holding off on listing their home, waiting for the spring "selling season" to put their home on the market. But if you're ready to sell your home now, is waiting until spring the best strategy? Not according to the data, it isn't.

We pulled a year's worth of data on three quarters of a million homes listed across the country and analyzed sales statistics by season. Here's what we found:

 

  • Homes listed in winter sell faster: 46 days in winter vs. 55 days in summer
  • Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer
  • Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home

Yup, you read that right: Overall, homes listed in winter sell best. 5.8% more homes listed in winter eventually sell (compared to the overall percentage of homes listed throughout the year), and they sell 1.4 percentage points closer to their original list price than the median---that's $4,900 on a $350,000 home.

Spring wins in one category: Speed. Homes listed in spring sell the fastest, sitting on the market for 15% less time than the median. Winter comes in second in this category though, at six percent below the median, while homes listed in summer and fall both sell slower than the median (12% and 16%, respectively).

Why have a buyer's agent

Why have a buyers agent?
First of all, when Sellers agree to list their property they agree
to a commission which is paid to both the Realtor who lists the
Seller's property and the Realtor who brings the Buyers to the
table. The commission is typically split with the Buyers Agent at
closing.  Buyers should not think, because they are represented by
a Buyer's Agent they are incurring an additional expense to pay
their agent's commission. The commission is already taken into
account by the Seller in their Listing Agreement with their Listing
Agent. Sellers are willing to split the commission between the
Realtor representing them, and the Realtor representing the Buyer.
Sellers do this to facilitate the transaction, and are happy to have
buyers brought to them.
Secondly, buying a home for many people, represents one of the
largest financial decisions of their lives, let me ask a question.
When you are in a legal proceeding, would you have the lawyer
representing the person sitting across the table from you represent
you as well? The answer is so simple. Of course not. Why then, when
buying a house or property, would you utilize the Realtor who
represents the Seller to safeguard your best interests as the Buyer?
Keep in mind that the Selling Agent represents the Seller first and
foremost. They are bound by confidentiality and are negotiating to
get the highest possible price for their Seller. Having a Buyers
Agent is in the best interest of you, the Buyer. A good Buyers Agent
will be skilled at negotiating the best price and terms on the home
of your choice. They will also  monitor the Buyers home inspection.
The inspector looks for potential defects that are normally missed by
the buyer. Once the inspection is complete, the Buyer's Agent can
assist in negotiating any costly repairs needed. Therefore, the
Buyers Agent does not cost you money and may actually save you money
in the long run.
Finally,  a Buyers Agent can also save
you a lot of time. Say you have ten homes you want to see. Without a
Buyers Agent you'd have to call each Selling Agent and arrange a time
to go and see each of their listings. A Buyers Agent has access to
all the homes on the market and will promptly arrange showings for
the homes you want to preview. This can be done all at once or over a
few different time slots.

Main St to open, Main St to close

Anoka County does it again, they win the three legged milk stool award for the Main St project in Coon Rapids. Over a year to upgrade a mile of roadway from 2 to 4 lanes. They accomplished this by starting on the quickest part of the project first, then moving on to the portion that would take the most time to complete. I am hoping this opens up in the next few days as people have been using the Oaks of Shenandoah neighborhood I live in as a detour. This part that was closed is from Coon Creek Blvd to Hanson.

Of course now that that part is open, they are moving on to the next portion. From Hanson to 65. They were going to close the road yesterday at University. So no telling how long that will be shutdown. Of course I do appreciate the road widening as it has been needed for years. I just wixh they could use a better approach.
